There is a significant variation in the rate of property price appreciation between Goregaon (E) and Goregaon (W). Its western region has a more saturated market, with a 12.2 percent growth rate over the same period.

Connectivity

Connectivity is critical for the growth of real estate in any area since it encourages investment. Notably, both Goregaon (E) & Goregaon (W) are well-connected areas in Mumbai, with an effective transportation network.

The Western Express Highway connects Goregaon East seamlessly. Furthermore, it will be immediately connected to Kandivali Lokhandwala via the Kandivali Lokhandwala Goregaon East connection project. On the contrary, Goregaon West’s proximity to the Western Express Highway, SV Road, & JVLR provides effective road access to the rest of Mumbai. It is also served by the Goregaon Railway Station, which is located on Mumbai’s Western Line suburban rail network.

Notably, the forthcoming Goregaon-Mulund Link Road (GMLR) project would connect both Goregaon areas directly to Mulund. This is intended to shorten the travel time between Goregaon & Mulund to 25 minutes, down from 75 minutes.

 

Metro connections

Goregaon East has a metro rail station on Mumbai Metro Line 7 (Dahisar East to Andheri East). Notably, the Goregaon East Metro Station is around 2.2 kilometers distant from the area. Goregaon West, on the other hand, is connected by Metro Line 2A, which is located 2.5 kilometers away.

 

Proximity to employment segments.

While both areas are close to important economic hubs, Goregaon East is closer to several major employment centers, including Mumbai Film City & other media and entertainment offices. In addition, Goregaon East is close to major IT hubs like Infinity IT Park.

Goregaon West is also close to important business centers. Its proximity to corporate headquarters in places like as BandraKurla Complex (BKC) is made possible by its easy access to the Western Express Highway.  Nearby job hubs include Oshiwara District Centre & Nesco IT Park.
